Acceptance of Terms

Rush Property PH is a platform operated by Lacrix IT Solutions in partnership with Sabido Real Estate Services (PRC License No. 0006506). Platform and data matters are the responsibility of Lacrix IT Solutions. Brokerage and transaction matters are the responsibility of Sabido Real Estate Services.

Our Role

Rush Property PH operates as a property listing platform. Licensed brokerage services are provided by Sabido Real Estate Services. Our role in each transaction will be clearly disclosed.

We may act as:

  • Listing platform connecting buyers with sellers
  • Licensed real estate broker (when separately engaged as such)
  • Transaction facilitator and coordinator

When acting as a licensed broker, we are entitled to standard brokerage commissions as agreed with sellers.

We are not:

  • Licensed real estate appraisers
  • Legal advisors
  • Financial advisors
  • Guarantors of transaction outcomes or property condition

Property Listings and Verification

Rush Property PH (operated by Lacrix IT Solutions) verifies:

  • Seller identity and authorization to list
  • Property existence and basic information
  • Accuracy of photos and descriptions provided

However, buyers must still conduct independent verification of:

  • Title status with Registry of Deeds
  • Legal standing and encumbrances
  • Property condition through personal inspection
  • All claims made by sellers

"Verified Listing" means we have confirmed basic information, NOT that we guarantee title perfection or absence of legal issues.

Pricing Verification

Rush Property PH (operated by Lacrix IT Solutions) makes reasonable efforts to verify that listed properties are priced below comparable market listings at time of publication. However:

  • Prices are set by sellers and may change without notice
  • "Lowest price" claims are based on publicly available listings at time of verification
  • We are not responsible for unlisted private sales or off-market deals
  • Market conditions change rapidly
  • Buyers should conduct independent price research

Buyer Responsibilities

  • Conduct independent due diligence on all properties
  • Verify all information independently with Registry of Deeds
  • Engage licensed professionals (lawyers, appraisers, inspectors) as needed
  • Verify title status, encumbrances, and legal standing
  • Rush Property PH is not liable for any claims, title defects, or misrepresentations

Seller Responsibilities

  • Provide accurate information about the property
  • Have legal right to sell or represent the property
  • Disclose all material defects, encumbrances, and title issues
  • Comply with all applicable laws and regulations

Fees and Commissions

Commission structures vary by property and transaction type. Fees are typically paid by sellers unless otherwise specified in the listing. All fees will be disclosed before transaction completion.

Co-Broking with Real Estate Professionals

Sabido Real Estate Services welcomes co-broking arrangements with licensed real estate agents and brokers.

Listing-Side Co-Broking (Agent represents seller):

  • Agent/broker must have valid PRC license or work under licensed broker
  • Property must be priced below market or be the lowest available online for that project, building, subdivision, or area
  • Written seller authorization required
  • Commission split per signed co-broking agreement

Buyer-Side Co-Broking (Agent represents buyer):

  • Agent/broker must have valid PRC license or work under licensed broker
  • Standard buyer-side commission applies per agreement
  • Professional collaboration expected

All co-broking arrangements require signed agreements with clear commission splits and responsibilities outlined before listing or transaction proceeds.

Limitation of Liability

Lacrix IT Solutions and Sabido Real Estate Services are not liable for:

  • Disputes between buyers and sellers
  • Title defects, encumbrances, or legal issues with properties
  • Property condition, misrepresentations, or undisclosed defects
  • Financial losses from transactions
  • Failed transactions or broken agreements between parties

Maximum liability is limited to fees paid to Rush Property PH (Lacrix IT Solutions or Sabido Real Estate Services) for the specific transaction in question.

Third-Party Tools and Tracking

Our website uses:

  • Google Analytics for website performance analysis
  • Facebook Pixel for marketing and remarketing campaigns
  • MailerLite for email marketing (see Privacy Policy)

Modification of Terms
