Our Listing Criteria

We Accept

  • Priced below comparable market listings, or lowest available online for that project/building/area
  • Strong buyer demand areas (Metro Manila, major cities)
  • Clear title or documented title status
  • Seller has legal authority to sell
  • Seller is motivated to close within a reasonable timeframe

We Don't Accept

  • Properties not below market and not the lowest available online
  • Properties with undisclosed title issues
  • Properties where seller isn't genuinely motivated
  • Extremely remote locations with very limited buyer demand

Common Questions

How much will I get after commission?

Your net proceeds = Sale Price − Commission − Any costs you agreed to cover (CGT, transfer fees, etc.). We'll calculate this clearly before you commit.

What if my property doesn't sell?

You pay nothing. We only earn when you sell. If your property isn't attracting buyers, we'll reassess pricing or marketing with you.

Can I still list with other brokers or platforms?

You can, but we must be able to offer the lowest available price online. If it's listed cheaper elsewhere, we'll need to match that price or we cannot list it.

How long does closing typically take?

Clean title with cash buyers: 2–3 weeks. Bank financing or title processing: 2–4 months.
