Are these listings really below market?

Yes. Every listing is verified before publication. We research current online listings for the same building or area to establish a reference price. Our Savings % shows exactly how much below that reference each property is priced - no guesswork.

How do I contact the seller?

You don't contact sellers directly through the site. Message us on Facebook Messenger or email rushpropertyph@gmail.com with the property address and your questions. We coordinate everything - viewings, negotiations, and document processing.

Can I still negotiate the price?

Yes. Listed prices are the seller's asking price. All offers are relayed to the seller. Whether there's room to negotiate depends on the seller's situation and urgency.

What does the Rush Level mean?

Rush Levels indicate urgency and discount depth:

  • Best Price Online - Lowest price available online for this property. Under 5% below market but confirmed lowest.
  • Rush Sale (L1) - 5–10% below the lowest comparable listing
  • Urgent Rush (L2) - 10–20% below the lowest comparable listing
  • Critical Rush (L3) - 20%+ below the lowest comparable - seller must close fast

What does 'Net Price' vs 'Gross Price' mean?

Gross Price means the seller shoulders Capital Gains Tax (CGT) and broker commission - standard in most Philippine transactions. Net Price means the seller wants to receive that amount clean, so the buyer is responsible for CGT (6% of the higher of zonal value or selling price). Net Price properties may cost more in total than they appear - always clarify before making an offer.

How long does closing take?

Clean title with cash payment: 2–3 weeks. Bank financing or properties with title processing: 2–4 months. This is significantly faster than traditional sales (3–6 months average), but Philippine bank and Registry of Deeds processing times are outside our control.

How do I secure a property?

Once you've viewed the property and want to proceed, you pay a reservation fee to take it off the market. We provide a reservation agreement, timeline, required documents list, and next steps.

Are there buyer fees?

We don't charge buyers a platform fee. Standard Philippine property transaction costs apply: Documentary Stamp Tax (1.5%), Local Transfer Tax (up to 0.75%), and Registration Fees - these are normally the buyer's responsibility regardless of platform.


For Sellers

What types of properties do you accept?

Condos, houses, lots, and commercial properties anywhere in the Philippines - as long as they're priced below comparable market listings or are the lowest price available online for that project, building, subdivision, or area. We prioritize Metro Manila and major cities due to buyer demand.

How much will I get after commission?

Your net proceeds = Sale Price − Commission − Any costs you agreed to cover (CGT, transfer fees, etc.). We calculate this clearly before you commit. No surprises.

What if my property doesn't sell?

You pay nothing. We only earn when you sell. If your property isn't attracting buyers after a reasonable time, we'll reassess pricing or marketing approach with you.

Can I still list with other brokers or platforms?

You can list elsewhere, but we must be able to offer the lowest available price for your property online. If your property is listed cheaper on another platform, we'll need to match that price or we cannot list it. This is our commitment to buyers.

My asking price is Net Price. Will that affect my listing?

It can. Net Price means the buyer absorbs CGT (6% of zonal value or selling price, whichever is higher). This makes your effective price higher than Gross Price listings at the same number. We'll compute the gross equivalent and compare against comps to see if you still qualify. If not, we'll tell you what price adjustment would work.

What if I'm not sure about my asking price?

That's fine. Submit your property and we'll research comparable listings and give you honest guidance on what price range would attract buyers in our marketplace.

How involved do I need to be?

Minimally. We handle marketing, inquiries, and coordination. You need to: approve the listing, be available for viewings, respond to our updates, and sign documents at closing.

What's the typical timeline to find a buyer?

Most qualified listings get first inquiries within the first week. Time to closing depends on title status and payment method - 2–3 weeks for clean title cash deals, 2–4 months for bank financing or title processing.


For Real Estate Agents & Brokers

I'm an agent - can I list my client's property with you?

Absolutely. You remain the listing agent of record. We provide access to our buyer marketplace and handle buyer inquiries, screenings, and marketing. We'll sign a co-broking agreement with a clear commission split upfront.

I'm a buyer's agent - can I bring my client to your listings?

Yes. If your client is interested in any of our listed properties, contact us to coordinate viewings and discuss buyer-side co-broking. Bring your PRC license information and your buyer's financial qualification status.

What's the commission split for co-broking?

Splits are negotiable based on property value, each party's involvement, and complexity. Standard industry co-broking rates typically apply. We discuss specific terms during initial assessment and put it in writing before listing goes live.

What do I need to submit a co-broking listing?

Do you require exclusive listing rights?

No. But to list with us, we must be able to offer the lowest available price for the property online. If the same property is listed lower on another platform, we'll need to match that price or we can't list it.

Is Rush Property PH a licensed real estate brokerage?

Yes. We operate under a PRC-licensed real estate broker. All transactions are handled by licensed real estate professionals who understand Philippine property law and transaction processes.

What's the 'Lowest Price Guarantee'?

If you find the exact same property listed lower elsewhere, contact us with proof. We'll verify directly with the seller and work to match the price. If we can't, we'll remove our listing. We only list properties that are at or below the lowest available online price.

Do you handle properties outside Metro Manila?

Yes, but buyer demand is strongest in Metro Manila and major cities (Cebu, Davao, Iloilo). Properties in remote or low-demand areas are evaluated case by case.
